Your licence

Scottish short-term let licensing, made easier to keep.

Every short let in Scotland has needed a licence since 1 October 2023, with conditions that carry on after it’s granted. Edinburgh asks hosts to declare they hold their documents, so they must be ready on inspection.

What we check and log for you

  • Smoke, heat and carbon monoxide alarms tested monthly, with a dated note and photo
  • Fire blanket, escape route and fire-safety notice present and unblocked
  • Water outlets flushed in quiet spells, for your legionella risk assessment
  • Beds made to your licensed occupancy, no extra sofa beds
  • Repairs and damage reported with photos: a dated trail of upkeep

What stays with you or your engineers

We are not a licensing agent. These need qualified people, and we’re happy to let them in:

  • Gas safety certificate, every year, by a Gas Safe engineer
  • EICR and PAT testing by a qualified electrician
  • Fire and legionella risk assessments, kept current
  • Planning permission: the whole city is a short-term let control area
Visitor levy

The 5% Edinburgh Visitor Levy.

From 24 July 2026, stays in Edinburgh carry a 5% levy on the accommodation price for the first five nights. Hosts register, collect it and file quarterly returns. We don’t collect the levy; that’s between you, your platforms and the council. What helps: your owner app keeps every stay from your calendars in one list per property, with dates and nights, so checking a return against your bookings takes minutes.

August

The Festival, planned from June.

  • Extra trained cleaners on the rota, shadowing by July
  • Double linen stock per property, so a one-night stay never waits on the laundry
  • Pre-Festival deep clean booked in July
  • No August surcharge for cleans booked through your calendar
Questions

Edinburgh hosts ask

Can you work in a flat with a shared stair and no parking?
Yes, most of our work is in tenements. Cleaners travel by foot, bike and bus with linen bags; larger drops come by van to the nearest loading point.
Do you handle keys?
We prefer a key safe or smart lock at the property, with codes kept only in our system. We can also hold a spare key securely, logged and tagged without your address.
Will you take a property without a licence?
We clean licensed short lets, lets covered by a temporary licence or exemption (for example during the Festival), and properties that are not short lets at all. Ask us if you’re unsure which applies.
Do you do Festival-only lets?
Yes. Tell us your dates early: we do a launch clean before, turnovers during, and a deep clean when you take it back.
Can you help with the licence inspection?
We can make sure the property is clean, set up to its licensed occupancy and has its alarm tests logged when the inspector calls. The licence itself is between you and the council.
